Quality of Life in Midi-Pyrénées: A Prized Setting, Varied Real Estate

Accessible and Attractive Real Estate Prices

The region continues to appeal for its relatively affordable real estate prices compared to major French metropolitan areas.

For instance, in the city of Toulouse, the average size of properties requested reaches 459 m² with a price around €848,000 (price per m² of €1,847), attracting both families and investors looking for space and urban dynamism.

On the other hand, the real estate market in Albi offers an average of 217 m² for €349,000 (€1,608/m²), in an environment listed as World Heritage.

This attractiveness is also illustrated in peri-urban and rural areas: in Montauban, the average property size requested reaches 335 m² for €506,000, while Tarbes shows properties around 158 m² for an average of €268,000.

Investors and Second Homes: Focus on New Arrivals

The second home market continues to show good health: in 2024, second homes represent about 7% of transactions in Haute-Garonne (Toulouse), 8% in Tarn (Albi), and up to 15% in highly sought-after departments like Gers or Hautes-Pyrénées.

Tarn-et-Garonne, around Montauban and its real estate, even records 12% of transactions for this segment.

Foreign clientele also maintains a strong presence, primarily from British, Belgian, Dutch, and American buyers, particularly active in Gers, Lot, or Ariège.

Ambiance, Festivities, and Heritage: Real Estate Supporting the Art of Living

Lively markets, gourmet specialties, and authentic villages punctuate local life. Typical of bastides or South-West heritage, half-timbered houses and renovated farms find buyers, especially those dreaming of a character home in Auch or a charming property in Tarbes or Foix.

The market also offers accessible properties: in Saint-Lary, candidates for a second home can find a house of approximately 109 m² for an average of €127,000.

A Dynamic Market Everywhere Thanks to Diverse Profiles

Families favor Toulouse or Montauban, while Albi, Auch, Tarbes, or Foix attract heritage enthusiasts, retirees, or investors seeking authenticity and space.

Expatriates settle particularly in Gers (101 foreign transactions recorded in 2024), but also in Ariège (29% of transactions in second homes).

Everywhere, price evolution remains moderate, with most departments recording declines of 1 to 5% year-on-year according to notaries. Only Ariège is an exception with a slight increase (+3% in 2024).
