According to recent data from Green Acres, for example, a stable price evolution can be observed on the real estate market in Martinique and a significant share (16%) of secondary residences among transactions in 2024. In Guadeloupe, secondary residences also make up a significant portion of the market (10%), reflecting the tourist appeal and rental investment opportunities.

High Prices on Certain Touristic Islands

Beware: prices can rise quickly on the most sought-after islands such as Saint-Barthélemy, Réunion, or Polynesia. In Guadeloupe, the average price of a property sold in 2024 reaches €201,000, while in Martinique, it hits €191,000, for areas around 78 m².

Foreign non-resident clients remain a minority (only 16 transactions in Guadeloupe in 2024), but they often target premium properties (average price €399,000, area 92 m²). In Martinique, this clientele carried out 9 transactions for an average price of €331,000.

Rental Investment Opportunities (Tourism)

Tourism boosts investment possibilities:

Canadians represent the largest foreign clientele in Guadeloupe, with 50% of non-resident buyers in 2024 and an average ticket of €391,000 according to Green Acres. This internationalization helps to energize the local market.
