In Le Mans in Sarthe, the average requested price is €623,000 for 536 m² (€1,162/m²). This attractiveness is explained by a good balance between urban dynamism and rural setting, with, according to notaries, 6,706 transactions recorded in Sarthe in 2024 for an average price of €142,000.

The Loire style is also reflected in the diversity of owners and buyers: in Loire-Atlantique, foreigners make up 6% of acquisitions, notably with a primary clientele from Germany.

In Vendee, the Belgians make the most purchases (31% of foreign transactions), followed by the British and Germans.

Second homes represent 16% of the market, confirming the appeal of this destination for a fresh start or extended holidays.

Temperate Climate and Work-Life Balance

The natural environment and the balance between metropolis and nature contribute to this art of living. Even in the local market, the region remains accessible: for example, in Maine-et-Loire, the average transaction price was €198,000 in 2024.

Vendee shows an average price of €212,000 for an average area of 89 m², while in Loire-Atlantique, the price rises to €252,000 according to the latest notary figures.
