The Real Estate Market in Var
Located in the southeast of France, in the beautiful region of Provence-Alpes-Côte d’Azur (PACA), the department of Var is a highly sought-after place, especially by individuals seeking a second home and retirees looking for a better quality of life. With important cities like Toulon, internationally renowned vacation spots like Saint-Tropez, and charming villages like Fayence, Var offers a dynamic market for any real estate investor.

The price per m2 in the Var
On average relatively high, real estate prices in Var vary depending on the location, the condition of the property and its characteristics. In 2024, the average price per square meter for a house in the region ranges between €3.500 and €7.200, with an average price of around €4.700. But in some localities, prices can go up to 17.000€ per m2!
The most expensive properties are located on the coast, in the towns and villages bordering the sea. The most expensive municipality (by far!) is Ramatuelle (17.000€), followed closely by Saint-Tropez (15000€), its neighbour. It is then at Grimaud (€10.000 per m2) and Gassin (€9.000) that we find the most expensive m2. The other municipalities on the coast have an average price of around €6000 per square metre.
The further inland you go, the more attractive the prices become! The northernmost localities tend to have prices around 2.700€ per square metre.

Evolution of property prices in the Var
After an exponential rise in prices between 2000 and 2010, real estate in Var experienced a relatively stable decade between 2010 and 2020. From 2020 to 2023, amid the pandemic, prices skyrocketed.
As everywhere in France, we will see a drop in property prices in the Var in 2024. Be careful, however, that the price drop does not affect all goods! What is known as the real estate market is actually a multitude of small markets, divided according to location or type of property, and not all of them are necessarily impacted by the crisis!
In summary: an expensive but profitable department
Being the most coveted department in France for second homes, the Var offers high prices and a dynamic and varied market. Despite a slowdown in the real estate market in 2024, the Côte d’Azur remains an excellent region to invest, whether for a holiday home or to rent out your property in high season! The price per square meter varies from 2.000€ to 17.000€ depending on the municipality, it’s up to you to find the house that suits your desires and your budget.
