Real estate market in Auvergne: rural market and very affordable prices

The Auvergne region attracts a growing number of buyers looking to settle in a preserved environment at some of the most accessible prices in France. A land of opportunities, it seduces with the diversity of its real estate offerings, from village houses to vast rural properties, including moderately priced urban apartments. Discover why Auvergne continues to charm both local buyers and newcomers seeking space and serenity.

Auvergnat real estate prices: state of play

The Auvergnat real estate market displays some of the most attractive prices nationwide. According to data collected by Green Acres, the average price per square meter in Clermont-Ferrand is €2,033/m² for a typical living space of 153 m², while in Aurillac, it drops to €1,607/m² for a more generous average area of 214 m².

Further south, in Le Puy-en-Velay, the average for properties reaches €2,832/m². These figures, reported on Green Acres, confirm the price disparity across different towns and the broad accessibility of the local market.

Activity and price evolution by department

In 2024, the volume of transactions in Auvergne remains robust: Puy-de-Dôme records 8,306 sales (average price €153,000), Haute-Loire counts 2,567 transactions (average €130,000), and Cantal has 1,731 transactions (average €107,000).

Almost a quarter of purchases involve secondary residences, reflecting the region’s appeal to buyers from other backgrounds.

As for prices, the trend remains stable: a slight decrease of 1% in Puy-de-Dôme and 2% in Haute-Loire, with a slight increase of 1% in Cantal, indicating a rare stability in the French market.

A diverse profile of buyers, including a foreign clientele

The market attracts a varied audience: locals taking advantage of moderate prices, young households moving from urban areas, as well as retired individuals from France and Europe.

Foreign clientele mainly comes from the Netherlands, Belgium, and the UK in Puy-de-Dôme, while Belgian buyers dominate in Haute-Loire and Cantal.

In 2024, foreign buyers represented 70 transactions in Puy-de-Dôme (average price €134,000), 16 in Cantal (average €75,000), and 20 in Haute-Loire (average €114,000), often drawn by spacious countryside houses or characterful secondary residences.

What properties attract in Auvergne?

Architectural diversity is also part of the local charm: long-stone houses, large renovated barns, or authentic village houses offer a unique living environment.

Houses with land and open views are increasingly popular, particularly among families seeking greenery or new rural residents wishing to telework in a serene setting.

Finally, the return to nature initiated after the health crisis continues to energize the market, with a sustained interest in beautiful volumes and traditional buildings.

Each project in Auvergne becomes an opportunity to combine quality of life, space, and architectural heritage, all while managing one’s acquisition budget.
