The Real Estate Market in Haute-Normandy
Rising Prices in Areas Close to Paris
Haute-Normandy confirms its appeal with the notable increase in real estate transactions, particularly in Eure, where 6,386 sales were recorded in 2024 and a spectacular price evolution of +21% compared to last year (source Green Acres).
In Seine-Maritime, with over 15,000 transactions in 2024, the sector remains dynamic but records a slight correction in prices: -2% this year.
This price evolution contrasts with Paris, where the real estate market is adjusting notably downwards (-11% in 2024), reinforcing the contrast and the attractive power of Norman communes close to railway stations for Parisians.
For comparison, real estate in Paris still displays prices four to five times higher than the regional average, accentuating the bargain effect for buyers in Haute-Normandy.
Coast and Seine Valley: Two Distinct Dynamics
From Dieppe to Le Havre, the coastal market sees strong demand for apartments with sea views or fisherman’s houses. For example, Dieppe presents an average asking price of around €430,000 for 150 m².
Seine-Maritime also attracts many foreign buyers, particularly Belgians (44% of the department’s foreign clientele) and Dutch, drawn by affordable prices and generous surfaces (average price in 2024: €206,000, area of 101 m²).
Properties Available in Haute-Normandy
Timbre Houses, Modern Apartments, Fisherman’s Houses
Opportunities abound in Haute-Normandy: the range goes from the iconic timber-framed houses in the countryside of Eure and Bray to modern houses in the heart of Rouen.
This diversity appeals to both investors and families looking for their primary residence.
Farms and Large Properties in the Caux or Bray Areas
The rural market also enjoys significant vitality due to interest in farms or large estates, mostly purchased by local families or foreigners seeking authenticity.
Note: In Eure, 7% of transactions now concern secondary residences, meeting a growing need for nature and space.
Today’s Buyers
Parisians, Young Households, Retirees Attracted by Sea or Greenery
Parisians continue their conquest of the region, joined by young households seduced by the possibility of buying a spacious property or a first apartment. French and European retirees equally appreciate this accessibility and the quality of life between sea and countryside.
Strong Demand for Primary and Secondary Residences
The search for secondary residences energizes the local market. According to Green Acres, the region now attracts a growing foreign clientele: in Seine-Maritime, 112 transactions were made by non-residents in 2024, particularly on the coast.
