As a result: it is becoming more challenging to buy in central Toulouse, pushing some to distance themselves to benefit from better budgets. For illustration, the most sought-after properties in Toulouse showcase a wide range of sizes and prices.

Abundant Supply and Low Prices in the Countryside

As soon as one moves away from the metropolis, the Midi-Pyrénées countryside offers an abundance of properties, from stone houses to renovated farms. The advantages are numerous:

  • Square meter prices significantly below the national average: in Ariège, the average price observed in 2024 is €129,000 for 99 m², while it is only €158,000 in Tarn and €154,000 in Lot for areas surpassing 100 m².

These territories particularly attract new rural settlers, those seeking second homes, and foreign buyers appreciating the quality of life and accessible prices.
