Living in Attica differently: capital Athens, chic Riviera, Saronic Islands within reach

What if your daily life combined a vibrant capital, turquoise sea and islands accessible in less than two hours? In Attica, this combination truly exists.
Between Athens, the Athenian Riviera and the Saronic Islands, you can change scenery in the blink of an eye, without giving up quality of life. 🌞

Athens — neighborhoods and lifestyle

Koukaki, Pangrati, Kolonaki: atmospheres

From the shadow of the Acropolis to the slopes of Lycabettus, each Athens neighborhood has its own color. Koukaki charms with its chic bohemian feel and quiet streets close to the Acropolis Museum. Pangrati buzzes around the Panathenaic Stadium, with writers’ cafés and designers’ workshops. Kolonaki remains the elegant address, backed by the hill, with boutiques and galleries.

Foreign buyers (profile): among foreign demand for Attica, the main countries of origin are Israel (≈14%), the United States (≈12%) and France (≈10%). These buyers often favor medium sizes of 70–100 m² and budgets vary greatly depending on location and standing.

Athens Riviera (Glyfada–Vouliagmeni)

Walks, beaches, restaurants

From Glyfada to Vouliagmeni, the « Athens Riviera » alternates marinas, coves and long promenades. Life here follows the rhythm of the beaches, morning paddleboarding and terraces at sunset. 🌊

  • Must-sees: Astir beach (private access), Vouliagmeni thermal lake, Glyfada seafront, Glyfada golf course.
  • Mobility: coastal tram to the center, express buses, taxis and ride-hailing abundant on weekends.

Housing: condominiums, parking

The offer mixes 1970s–1990s condominiums and new « A/A+ » developments with enhanced insulation, solar panels and underground parking. Recent residences often offer a pool, gym and gardens.

  • Condominium fees: indicative 1–3 €/m²/month depending on services (concierge, pool, central heating).
  • Parking: underground garages common in new buildings; in older stock, prefer quiet streets or shared parking facilities.
  • Watchouts: noise from Poseidonos Avenue, exposure to wind, safe pedestrian access for children.

On prices (indicative ranges 2024): €3,500–5,500/m² in Glyfada/Voula for an apartment in good condition; €6,000–10,000+/m² for premium sea-front in Vouliagmeni. On Green-Acres, average inquiries show different profiles: in Glyfada the average request is around €576,000 for ~122 m² (≈€4,721/m²), while Vouliagmeni displays much higher requests, reflecting the premium seafront (≈€1,427,000 for 158 m², ≈€9,032/m²).

Saronic Islands within two hours

Aegina for the weekend, Poros easy

From Piraeus, Aegina is the easiest escape: 40–75 min depending on the ferry, ideal for a weekend base. Poros is reached in about 1 h, with its pine groves and small quiet beaches. 🛥️

  • Assets: quay-side markets, village atmosphere, good connections year-round.
  • Practical life: decent internet in towns, hospitals on the mainland a short ferry distance away.
  • Real estate (indicative): village houses €2,500–4,000/m²; sea-view villas higher depending on land and access.

Tip: aim for a walking distance from the port to reduce dependence on taxis and scooters in summer. To get an idea of requested properties, check local listings (Aegina).

Hydra/Spetses: car-free, everything on foot

Hydra and Spetses are almost car-free: people get around on foot, by bike, by water taxi or on donkeys on Hydra. The neoclassical charm is intact, but the real estate supply is rare and heritage-focused.

  • Lifestyle: photogenic harbors, coastal paths, historic cafés, preserved quiet off-season. 🏝️
  • Constraints: carrying materials, strict rules on facades and roofs, logistical cost of works.
  • Prices: often high for historic sea-view houses; strengthened legal checks recommended.

Demand data shows that second-home listings can reach high levels: on Hydra, the average request stands around €2,233,000 for 145 m² (many heritage houses), while Spetses often lists around €810,000 for ~144 m² depending on listings.
